I had the pleasure of an exclusive tour of the River Green Development here in Richmond last 
week. What a beautiful project.

Should I sell my home by myself or get a Real Estate Agent to sell it?

The decision to sell your home is a big one but how should you sell it? Some are now deciding to sell their home by themselves.

There are some pitfalls to consider in selling your own home:
What price are you going to ask?
Will it be under priced and you won't get the maximum value you deserve?
Will it be overpriced and no one comes to view it, let alone making an offer.
Do you have any negotiation skills?
How will you know if the buyer is even qualified to get the funds needed to purchase your home?

Underpricing or overpricing your home is good reason to hire a real estate agent who is familiar with the current housing market in your area. If your home is overpriced, no one will make an offer; if it is priced too low, you will lose out financially and defeat the purpose of selling your own home in the first place.
A real estate agent is also knowledgeable about additional costs associated with selling a home that you might not be aware of, such as taxes, transfer fees, notary and attorney fees marketing and advertising costs.

Yes, saving the commission that you pay a realtor is certainly tempting but not all homeowners are up to the challenge of selling their own home.

Real estate agents are also adept at negotiating the sale as well as guiding a seller through the entire sale process and what it entails, such as home inspections or repairs that need to be taken care of before the home goes on the market. While in most cases a real estate agent is not an attorney, they have a general understanding of the legal paperwork involved.


If you're determined to sell your own home, please do, but now I hope you have a better understanding of what's involved, maybe you might just decide to hire a real estate agent and save yourself the possible challenges and aggravations. you could face.

Happy New Year!
I'm back after a week of being on mountain time, specifically Beautiful BC Rocky Mountain time. 
Always good to recharge with this view, fresh air & Family.

The skiing was great. Clear, not to cold thou I literally broke one of my ski boots in half. No injuries thankfully. I even skied 2 runs after.

Kimberley Real Estate
A lot of real estate for sale signs around Kimberley and some what look to be good deals depending on what your investing goals are. Certainly nearing the bottom in my opinion. Saying that thou it might take a some time before it recovers.
I've invested here in the past and considering to again now.

Richmond. B.C.
Back home in Richmond, B.C. now and what a year 2013 was for Richmond. A whooping 25% increase in sales from Oct 2012 to Oct 2013 (Real Estate Board of Greater Vancouver).

I guess it goes back to my Father who was, since he was a young boy, Science Fiction crazy. I remember the bookshelves in the houses where I grew up were lined with Arthur C. Clarke, Isaac Asimov, Robert A. Heinlein, Ray Bradbury & many more. We watched all the Star Trek: The Original Series reruns together. I remember Star Trek TOS as long as I can remember anything.

We went to the opening night of Star Wars: A New Hope together. I was 9 years old. I saw it 8 more times in the theatre. We also went to the opening nights of Star Wars: The Empire Strikes Back and Star Wars: Return of the Jedi. We went to the opening nights of the first 2 Star Trek movies too.

Along the same vein but on a different tangent I got interested in the Japanese cartoon Star Blazers. My first anime series. Space Pirate Captain Harlock and Battle of the Planets next.

Gamer. Bigtime. Yes, growing up we had Pong, Atari 2600 etc but I got into PC gaming very early.
Now, I'm mostly a hand held gamer whether it be my PSP or PS Vita or my phone but I still game.
A lot.

Am I a geek? I think so but there are many more Uber geeks out there that I don't hold a candle to.
